Gould Property Company has entered a 50/50 joint venture with Oxford Properties Group of Canada to develop a 620,000 square foot (SF) office building at 900 New York Avenue. Designed to contribute to Hines/Archstone’s CityCenterDC mixed-use development underway in the heart of Downtown DC, the 12-story building will be located on the southwest corner of New York Avenue. It will include about 35,000 SF of retail space and 425 underground parking spaces and is planned around a garden-style atrium and street level retail. The building will feature private terraces, divisible 50,000 SF floor plates, a large rooftop, a 4,000 SF fitness center, and LEED Platinum certification.

Gould Property will develop the third phase of CityCenterDC with plans to complete it by 2015. The first phase of the project now being developed by Hines/Archstone is scheduled to be completed in the second half of 2013. It will have 514,700 SF of office space, 185,600 SF of retail space, 458 apartments, 216 condo units, a 1,555-car parking facility, a new park, central plaza, and retail-oriented alleyways and streetscapes. The second phase will include a 350-room hotel and 109,000 SF of retail. When completed, CityCenterDC will become a signature, 24/7 Downtown destination, capping the area’s extraordinary revitalization.
