Less than a year after delivering 733 10th Street to the market, Skanska USA Commercial Development is selling the 10-story, LEED-certified building—consisting of a church facility, retail space and Class A office space—to Jamestown Properties for $140 million, or $817 per square foot. The glass building is the company’s first U.S. development property since starting in the development business at the end of 2008. It was the only Downtown office project to break ground over the two years ending in March 2011 and has helped to diversify DC’s development demand and talent and bring additional life and vitality to the intersection of 10th and G Streets. The First Congregational United Church of Christ (UCC) partnered with Skanska on the $85 million project, which the company helped to resurrect. The deal with Jamestown is scheduled to close in the second quarter.

Carroll Square (975 F Street) was Downtown’s first trophy office trade this year. Bethesda-based Seaton Benkowski, which developed the building with Akridge (601 13th Street) in 2007, is under contract to sell its majority stake to GLL, a German fund that purchased CoStar’s headquarters at 1331 L Street last year. The 178,000 SF building is 100% leased and includes newly opened Le Pain Quotidien and Leica Camera, celebrating its official grand opening this evening. Both retailers signed 10-year leases. Leica’s sleek new space is actually more than a store. It has a photography gallery, studio space and an education element—not to mention its own storefront address, 977 F Street.
